Certificates

At OhyaInvestment, we are committed to transparency, credibility, and compliance as we empower you with fractional real estate opportunities. Below are details of our certifications, reflecting our status as a recognized business entity in India, alongside our proactive approach to regulatory adherence.

MSME Certification

OhyaInvestment, registered as 24E-Services Private Limited (CIN: U72900DL2016PTC300254), holds a valid Micro, Small, and Medium Enterprises (MSME) certification under the Ministry of Micro, Small and Medium Enterprises, Government of India.

Our Udyam Registration Number is UDYAM-DL-02-0047075, issued on 10/04/2023.

This certification underscores our commitment to fostering economic growth through innovative investment models, focusing on company-owned properties delivering annual returns of 18-24% to our investors.

Startup India Certification

We are proud to be recognized under the Startup India initiative by the Department for Promotion of Industry and Internal Trade (DPIIT), Government of India.

Our Startup India Registration Number is DIPP7864, granted on 24/08/2017.

This certification highlights our innovative approach to fractional real estate investment, making high-value assets accessible starting at ₹10,000, while adhering to national entrepreneurial standards.

Regulatory Compliance and Future Plans: SEBI, RBI, etc.

OhyaInvestment operates a unique fractional investment model where investors contribute to virtual units of our company-owned properties without acquiring ownership, earning returns managed by our expert team.

Currently, our business structure and corpus (estimated below ₹100 crore) do not meet the thresholds for mandatory registration under the SEBI (Alternative Investment Funds) Regulations, 2012, or the SEBI (Collective Investment Schemes) Regulations, 1999.

We are actively engaging with SEBI to seek clarity and have committed to registering under the appropriate framework, such as the SEBI (Real Estate Investment Trusts) Regulations, 2014 (REIT Regulations), as we scale, ensuring full compliance with investor protection norms.

In line with the REIT Regulations, we align with the following guidelines provided by SEBI regarding the migration of existing structures with fractional real estate assets:

  • Migration of Existing Structures: The migration of existing structures with fractional real estate assets into the Small and Medium Real Estate Investment Trust (SM REIT) structure is not mandatory if such a structure does not fall under the definition of a REIT. As OhyaInvestment retains full ownership of its properties and does not currently operate as a pooled investment scheme requiring public registration, migration is not obligatory at this stage.
  • Application and Migration Plan: Should we pursue SM REIT registration in the future, the entity seeking to be the Investment Manager (i.e., OhyaInvestment) will submit details of existing structures proposed for migration, along with a comprehensive migration plan, as part of the registration application process.

We are diligently working to align with these standards and will update our investors as we progress toward formal registration under the relevant SEBI framework. For the latest updates, please refer to our Terms and Conditions.
